Tenant’s General Responsibilities

As part of the lease agreement, the Tenant, at their own expense, must:

  1. Maintain Cleanliness:

    • Keep the interior and exterior areas of the rental unit clean and free of clutter.

  2. Dispose of Waste Properly:

    • Ensure garbage and recycling are disposed of according to local regulations.

  3. Report Maintenance Issues Promptly:

    • Notify the landlord or property manager immediately of any damages, leaks, or malfunctions that may require repair to prevent further damage.

  4. Perform Basic Upkeep:

    • Replace light bulbs, furnace filters, and smoke detector batteries as needed.
    • Maintain the yard (if specified in the lease) by mowing, trimming, or shoveling snow.

  5. Prevent Property Damage:

    • Avoid causing damage to the property and take reasonable steps to prevent it (e.g., avoid overloading electrical outlets or neglecting plumbing issues).

  6. Follow Lease Terms:

    • Abide by all terms in the lease, including restrictions on alterations, subletting, and noise levels.

  7. Respect Community Rules:

    • Adhere to building or community regulations, including parking policies and shared space guidelines.

  8. Pay for Repairs Caused by Negligence:

    • Cover costs for repairs resulting from tenant actions, such as broken windows, clogged drains due to improper use, or damage caused by pets.
Landlord Will NOT Pay to Repair the Following Items Unless Caused by Landlord’s Negligence:
    1. Damage Caused by Tenant or Tenant’s Guests:

      • Repairs for damages resulting from misuse, abuse, or neglect by the tenant, their family, or guests (e.g., broken windows, holes in walls, or damaged appliances).

    2. Clogged Drains or Toilets:

      • Blockages caused by tenant actions, such as flushing inappropriate items or food waste clogging drains.

    3. Tenant-Provided Appliances:

      • Repairs or maintenance of any appliances or fixtures brought in and installed by the tenant.

    4. Light Bulbs and Batteries:

      • Replacement of standard light bulbs, smoke detector batteries, or other consumables.

    5. Pest Control:

      • Costs for pest infestations caused by tenant behavior, such as improper food storage or cleanliness.

    6. Personal Property Damage:

      • Repairs or replacements for tenant-owned furniture, electronics, or other belongings.

    7. Minor Maintenance Tasks:

      • Basic tasks such as changing HVAC filters, adjusting thermostat settings, or other routine upkeep outlined in the lease agreement.

    8. Yard Maintenance (if applicable):

      • Lawn mowing, leaf raking, snow shoveling, or similar duties as specified in the lease.
